The protected coastline, and what it means for building

This is the single most material planning fact for anyone buying at the northern edge of the village, and not one competing area guide mentions it.

• The Sitio de Interés Científico de La Caleta covers 78.3 hectares. It was designated by Canary Islands Ley 12/1994 under code T-40, and carried forward with identical limits by Decreto Legislativo 1/2000. Ley 12/1994, art. T-40
• Building of any kind is prohibited inside the protected perimeter. All 78.3 ha are classified as suelo rústico, and the conservation rules override municipal planning within the boundary. Normas de Conservación, Documento Normativo
• Playa de Diego Hernández, the natural light-sand beach reached on foot north of the village, lies inside the protected area rather than merely near it. Normas de Conservación
• In June 2026 Adeje's full council voted to ask the competent administrations to enlarge the protected area and to assess creating a buffer zone around it. Every municipal group voted in favour except Vox, which abstained. Four Michelin stars in one building

La Caleta's reputation as a dining destination is one of the few prestige claims on this coast that can be checked against a primary source rather than taken on trust. The detail that matters, and that agency guides tend to blur, is that the stars are not spread across the village.

• Three Michelin-starred restaurants carry La Caleta addresses: El Rincón de Juan Carlos (two stars, the only two-star restaurant in Adeje), San-Hô (one star) and Il Bocconcino by Royal Hideaway (one star). The hotels

• Two hotels registered as 5 estrellas Gran Lujo have La Caleta addresses: Royal Hideaway Corales Resort (235 units, 602 beds) and Tivoli La Caleta (284 units, 544 beds). Cabildo de Tenerife accommodation register

Beaches

• The village's own coast is a mix of small coves and rocky shore rather than the engineered sand of El Duque, with Playa de Diego Hernández reached on foot to the north inside the protected area. Costa Adeje destination site

Before you buy here

The rules on letting to tourists changed across the Canary Islands in 2025 and apply here as everywhere in Adeje. A newly built home cannot be used as a holiday let until ten years after construction, the declaración responsable now lasts five years rather than indefinitely, and officially protected housing is excluded from tourist letting entirely. Eligibility has to be checked for the specific property, including its community statutes.

The protected boundary to the north is the other thing to check before committing. It cannot be built on, which protects the outlook — and it is the subject of a live council request to extend it further.
