Costa Adeje is not a municipality of its own. It is one of eight singular population entities inside the municipality of Adeje, covering 12.96 km² of the municipality's 105.95 km², and as a resort strip it runs from Playa de Troya in the east to Callao Salvaje in the west. The distinction matters when you read listings: a property advertised as "Adeje" may sit inland in the old town, several kilometres from the coast and at a very different price.
The municipality had 50,021 registered inhabitants at 1 January 2025, making it the fifth most populous in Tenerife.
The núcleos of Costa Adeje
The town hall divides Costa Adeje into eleven official núcleos. These are the administrative names, not marketing labels, and they are what appear on a nota simple and in the padrón.
- Playas del Duque
- The five-star hotel frontage, including the Gran Hotel Bahía del Duque. Beachfront and the highest-profile address on the strip.
- La Caleta
- A former fishing settlement at the western end, next to the Sitio de Interés Científico de La Caleta protected area, with small natural coves to its north.
- Torviscas
- The largest núcleo by population, split in local use between Torviscas Bajo near the sea and Torviscas Alto on the slope above the TF-1.
- San Eugenio
- Established resort area, divided into Alto and Bajo, adjoining Puerto Colón and the Playa de La Pinta.
- Playas de Fañabé
- The beach núcleo inside Costa Adeje. Note that Fañabé itself is a separate singular entity of the municipality.
- Playa Paraíso
- Western coastal núcleo, lower asking prices per square metre than the Costa Adeje average.
- Callao Salvaje
- The western end of the strip, with Playa de Ajabo as its volcanic-sand beach.
- El Beril
- Small núcleo beside Playa del Duque Norte.
- El Puertito
- The smallest of the núcleos, a low-density coastal settlement.
- Sueño Azul
- Residential núcleo set back from the seafront.
- Costa Adeje
- The núcleo that carries the entity's own name.
Which parts are the most exclusive?
No municipal or independent body ranks Adeje's urbanisations by prestige, and we are not going to invent a ranking. Every "most exclusive area" list you will find online originates with an estate agency, including ours. What can actually be evidenced is where the luxury hospitality and the money concentrate.

Beaches and the coast
- Adeje holds two Blue Flags for the 2026 season: El Duque (Sur) and Torviscas. Fañabé, which held one in 2024, does not appear on the 2026 list. ADEAC, official 2026 awarded-beaches list

Golf, marina and days out

Before you buy to let: the 2025 Canary Islands rules changed
If rental income is part of your reasoning, this is the section that matters most, and it is the one almost no competing area guide explains. The Canary Islands passed Ley 6/2025 on sustainable tourist use of housing, published in December 2025. It changes what can be let to tourists, and for how long.

- The declaración responsable for holiday letting is no longer indefinite. It lasts five years and must be renewed, and registration can lapse if the property is not let for more than a year straight. Garrigues

Costa Adeje's letting market is unusual in one respect that is worth knowing before you model any yield: it barely has a low season.

Who is buying
