Abama is not in Adeje. It sits in the municipality of Guía de Isora, further up the west coast, and listings that place it in Costa Adeje are simply wrong. The distinction is not pedantry: it changes which town hall, which planning regime and which local market data apply to a purchase.
It is also not a village. Abama is a resort estate built around a hotel, and what you buy into there carries obligations that a normal residential community does not. That is the part worth understanding before anything else.
What you are actually buying into
The Cabildo's accommodation register is the most reliable public description of the estate, because it records what each element is legally classified as rather than how it is marketed.

Questions to ask before you commit
This is where we part company with most listings for the estate. The two facts a buyer most needs — what share of rental income an owner keeps, and how many weeks a year they may use their own property — circulate widely on broker sites but are confirmed by nothing: not the operator, not a contract, not a statute, not the register. We are not going to repeat numbers we cannot stand behind.
What is on the record is the shape of the thing: The Terraces of Abama is a registered tourist establishment, the operator runs an in-house rental programme and in-house management, and custom-villa plots carry binding architectural guidelines. All of that is consistent with a resort-operated model rather than outright independent ownership.
So ask for three documents in writing before committing: the community rules, the rental-programme contract, and the schedule of community fees. Any figure quoted to you for revenue share, personal-use limits or monthly charges should come from those documents, not from a listing.

Michelin: two stars, and one that no longer counts
- M.B at The Ritz-Carlton Tenerife, Abama holds two Michelin stars in the 2026 España & Andorra guide, and is the only starred restaurant in the entire municipality of Guía de Isora. MICHELIN Guide

The beach, and who may use it
- Playa de Abama is publicly accessible, and it is the Guía de Isora town hall's own tourism site that says so. Its directions are to park at the Ritz-Carlton Abama car park, which it describes as enabled for public use, then walk down a stepped path for roughly ten minutes.
